1 : Nature of Services: Sukhitva provides real estate consulting, advisory, property sourcing, transaction facilitation and related services for Residential, Farmland, Commercial and Industrial properties, including requirement analysis, property identification, shortlisting, site visits, market assessment, valuation, due-diligence coordination, land-record extraction/verification, negotiation, documentation and registration support, as applicable. Sukhitva acts as consultant/facilitator/advisor and does not warrant ownership, title, approvals, market value, future appreciation, profitability or legal status unless separately agreed.

2: Customer Responsibility: Customer shall provide complete and accurate information / documents and independently verify ownership / title, encumbrances and litigation, government approvals, land use / conversion, survey boundaries/measurements, tax liabilities, building/layout approvals, development restrictions, financial obligations and seller/owner representations. Independent advice from qualified professionals should be obtained where required.

3: Professional / Consulting Fees: Consulting / Professional / Service / Transaction Fee / Commission shall be as communicated and accepted. Fees may depend on property type, assignment complexity, transaction value, location, scope, duration, documentation/due diligence, site visits and customized services. Applicable GST/statutory taxes are additional where applicable.

4: Property Tour / Site Visit: Charges apply separately. Additional hours, outstation travel, tolls, parking, accommodation and incidental expenses may be charged separately. The tour fee covers coordination, visit facilitation and professional guidance and is not legal, financial, engineering or title-clearance advice.

5. Transaction / Success Fee / Commission: The agreed amount/percentage is payable when a transaction is concluded as a result of Sukhitva's introduction, facilitation, advisory, negotiation or transaction-support services, as per agreed terms.

6. Documentation & Government Charges: Government / statutory / registration / municipal / revenue / survey charges, lawyers, advocates, engineers, architects, consultants, certified copies, extracts, stamp duty, registration charges, taxes and other third-party expenses are separate unless expressly included.

7. Property Information & Due Diligence: Sukhitva may assist with information, document collection, verification coordination, market assessment and due diligence. Third-party information may change or require independent verification. Sukhitva does not guarantee title clearance, document approval, appreciation, investment returns, development potential, profitability, saleability, government approvals, availability or accuracy of third-party information. Final decisions remain with the Customer.

8. Availability & Pricing: Property availability, pricing, specifications, ownership, approvals and market values may change without notice; Sukhitva is not responsible for changes by owners, developers, authorities or other third parties.

9. Cancellation / Rescheduling: Governed by the service terms communicated at booking. Third-party expenses already incurred may be non-refundable; any refund depends on the service, work completed and expenses incurred.
